When making a booking you are agreeing to the following terms and conditions. Please ensure you have read and understand them before making a booking.
GENERAL DEFINITIONS:
1. The customer making the booking and all parties in the group are referred to as ‘the guests’
2. The owners of the bungalow and their representatives are referred to as ‘the owners’
3. All items contained therein and garden furniture of the accommodation are referred to as ‘the property
4. The rental period is referred to as ‘the holiday’
DURATION AND TIMES OF RENTAL
1. Rentals commence at 1600 hours on the first day of the rental and end at 1030 hours on the day of departure. Changeover day is Saturday.
2. During peak periods the property is let on a weekly basis. Out of peak season shorter lets may be available.
3. The period booked will be stated on the booking confirmation provided to the guest by the owner. The guest will be liable for any cost incurred due to an unauthorised extension of the holiday.
DEPOSIT
1. £100 deposit is required within 10 days of the booking (if a booking is made 6 calendar weeks or more before the holiday is due to start)
2. The full rental amount is required within 10 days of the booking (if a booking is made less than 6 weeks before the holiday is due to start)
3. Should the owners reject a booking request, and monies paid by the guest will be refunded
4. If the deposit or full rent (see condition 1 & 2) is not received within 10 days of the provisional booking being made then the booking will be cancelled.
FINAL PAYMENT
1. As soon as the booking is confirmed the person making the booking is liable for payment of the balance of the rent.
2. Payment of the rent is payable a full 6 calendar weeks before the start of the holiday (due date)
3. If payment is not received by the due date then the guest will lose their booking and the deposit will be forfeit
CHANGING/CANCELLING A BOOKING
1. The guest may change the date of the holiday (without incurring a charge) providing the property is available for the new dates and a minimum of 6 complete calendar weeks notice before the date of the original holiday is given.
2. Guest must notify owner initially by phone then writing as soon as possible (cancellation notice)
3. If the cancellation is made with 6 or more full calendar weeks notice prior to the holiday then any monies paid by guest will be refunded.
4. If the cancellation is made with less that 6 full calendar weeks notice prior
to the holiday then any monies paid by the guest will only be refunded of the holiday

METHOD OF PAYMENT
1. Payments may be made by cheque, postal order or cash.
2. Cheques can only be accepted up to 10 days prior to the holiday
3. Cash should always be sent by recorded delivery post (at the guest’s risk)
4. Post dated cheques are not acceptable
5. Any charges raised against the owners by their bank for handling dishonoured cheques or any other payments will be passed on to the guest who is liable to reimburse the owners within 7 days of receipt of notification from the owners
ELIGIBILITY
1. Bookings will not be accepted from groups of single persons under the age of 25
GUEST’S OBLIGATIONS
The guests agree
1. to pay for any losses or damages to the property caused by the guest or a member of their party (reasonable wear and tear excluded)
2. to take good care of the property and leave it in a clean and tidy condition at the end of the holiday
3. to permit the owners reasonable access to the property for maintenance purposes or emergency repairs
4. not to part with possession of the property, or share it, except with named members of the property
5. not to sell or transfer the booking to another party without the owner’s prior agreement
6. not to exceed the total number of people stipulated in the property description – a cot may only be occupied by a child aged 24 months or less
7. not to cause annoyance or become a nuisance to occupants of adjoining premises
8. not to smoke anywhere inside the property
9. not to light any fires or fireworks in the garden
NON AVAILABILITY OF THE PROPERTY
If for any reason beyond the owners control the property is not available on the date booked or the property becomes unsuitable for holiday letting, all rent and charges paid in advance by the guest will be refunded
COMPLAINTS
All complaints must be notified to the owners as soon as possible. The guests must allow the owner to put the matter right. The owner will take immediate action to resolve the issue.
PETS
1. A maximum of 2 well behaved dogs are permitted with the prior consent of the owner
2. Pets are not permitted on the beds or on the furniture
3. Dogs must be kept under control at all times
4. All pet faeces must be cleaned up from the garden immediately and placed in a plastic bag and placed in the black bin
5. Any damage by a pet must be reported and paid for immediately
6. The owners cannot accept responsibility for the animals safety
7. Pets must not be left in the property unsupervised
8. A charge of £10 will be made for each pet
LINEN
Bed linen is provided (except for the cot) and is changed between each holidays. When the holiday is longer than a week in duration then a change of linen is provided weekly. Towels are not provided and guests should bring their own

1. If there is a breach of any of these conditions by the guest or any of their party

AUTHORITY TO SIGN
The person who makes the booking certifies that
1. he or she is authorised to agree the booking conditions on behalf of all persons named as guests including those substituted or added at a later date
2. he or she is over 18 years of age and a member of the party intending to occupy the property
3. agrees to take responsibility for the party occupying the property
LOST PROPERTY
We cannot accept any responsibility for any lost property. If property is thought to have been lost in the cottage please notify us as soon as possible. If the property is found we will post it on at the guest’s expense (postage must be paid for in advance). Otherwise the property can be collected from us within 3 months. Failure to collect or pay for postage will result in the property being disposed off.
